Michael brings over 29 years of expertise in commercial real estate. Since joining Carlton in 1998, he has played a key role in structuring and securing equity and debt capital for nearly $200 billion in real estate projects worldwide. Before his time at Carlton, Michael spent four years at PGIM Real Estate Investment Group, where he focused on originating, underwriting acquisitions, and portfolio management. His vast experience spans all areas of real estate investments, including complex equity and debt capital structuring, business origination and development, loan sales, REO auctions, and underwriting across all property types. Daniel Bildner – Chief Operating Officer & General Counsel
Daniel serves as COO and General Counsel for The Carlton Group, Carlton Strategic Ventures LLC (CSV) and their related companies. He has over 20 years of experience in real estate. Bildner, in addition to being chief operating officer and chief legal officer of the company, is involved in all aspects of Carlton business, including: advisory, consulting, principal transaction, workout and restructurings, and negotiation of term sheets and commitments with mortgage and mezzanine debt and preferred and joint venture equity capital partners for Carlton clients and Carlton principal investments. Bildner sources institutional, non-institutional, HNW, and family office capital for debt, equity and sales advisory engagements, and he oversees the asset management of the CSV principal investments. Prior to Carlton, Bildner was vice president and general counsel of Armstrong Capital Management LLC – an owner-operator and property manager of retail and multifamily properties. Preceding his position at Armstrong, Bildner was a partner at the international law firm of Greenberg Traurig, LLP, where he practiced in the real estate department for over twelve years, handling numerous complex acquisition, financing, dispositions, construction and joint venture matters. In the years preceding his tenure at Greenberg Traurig, he was an associate practicing civil and real estate related litigation at the law firms of Wilson Elser Moskowitz Edelman & Dicker LLP and Klein & Solomon LLP. Bildner received his bachelor of arts from Emory University in 1989, and graduated, cum laude, from the State University of New York at Buffalo Law School in 1992.
Janet Fleming – CFO
With over 30 years of experience in family-owned real estate, Ms. Fleming joined The Carlton Group as Managing Director of Finance, where she works closely with leadership in day-to-day operations. Prior to her role at Carlton, she served as Chief Financial Officer for Debrah Lee Charatan, overseeing the accounting department’s financial planning, management, and reporting functions. Before that, Ms. Fleming was Chief Accounting Officer at Ashkenazy Acquisitions, managing a team of nine accountants. Ashkenazy is well-known for its extensive retail portfolio, including Faneuil Hall and Union Station.
Ms. Fleming also held the role of Chief Financial Officer at Allied Partners and Corporate Controller at Jack Parker Corporation, where she supervised a team of 12 accountants. She began her career working with Irving Goldman in multi-family real estate for 10 years, followed by 14 years at Sanreal Properties, a retail real estate firm recognized for its NNN leases, where she was also responsible for preparing the company’s tax returns.
Ms. Fleming holds a Bachelor of Science degree from Lehman College and currently resides in Westchester.
Anthony is an Executive Managing Director of Special Situations and Head of Carlton’s European, Asian, and Bahamian business, where he leads the origination and placement of large corporate and commercial real estate transactions for sale or recapitalization, whether structured or conventional.
With 40 years of experience in the commercial real estate market, Tony specializes in both performing and non-performing loans and assets, focusing on sales, acquisitions, recapitalizations, and structured leveraged financing. Since joining Carlton in 2010, Tony has personally originated and placed over $20 billion in commercial real estate and corporate transactions.
A Licensed NYS Real Estate Broker since 1983, Tony is deeply engaged in his local residential community and maintains strong political and business connections both in the US and internationally. He earned a B.A. in Economics with a Minor in Business/Pre-Law from Fordham University at the Lincoln Center campus and holds Dual Citizenship in the United States and the European Union.
Brian is responsible for the origination and placement of structured debt and equity financing. An entrepreneur at heart, he specializes in managing complex, high-leverage real estate transactions, offering tailored equity and debt capital solutions, and advising on equity capital investments for real estate developments both across the US and globally. As Executive Director at Carlton, Brian oversees multi-billion-dollar transactions while maintaining a client-focused, personalized approach.
Fluent in both English and Spanish, Brian leverages his ability to understand the diverse needs and cultural nuances of international clients, building strong, impactful relationships. His emotional intelligence allows him to connect with clients in a way that sets him apart in the industry.
Originally from the Dominican Republic, Brian holds a bachelor’s degree from Queens College in New York. Outside of work, he enjoys traveling, exploring creative outlets, and keeping up with global economic markets and technology trends.
Ruth has extensive experience in real estate lending across all asset classes. She previously served as Chief Credit Officer at a capital company, where she was responsible for credit review, structuring, and capital markets syndication. Prior to that, Ruth was Managing Director at a real estate private equity firm, where she led the debt platform. In this role, she oversaw the origination of bridge loans, mezzanine loans, and preferred equity investments, as well as the placement of A-Note participations with banks and institutional lenders.
Ruth also held the position of Senior Vice President at a real estate fund, where she originated both debt and equity investments. She originally started her career at Carlton in 1994 and worked with the company until 2006 before returning in 2017 as Managing Director. Ruth’s deep knowledge of real estate investment banking is both broad and highly specialized.
Sebastian is responsible for the origination and placement of structured debt and equity financing. Over the past four years, he has earned recognition as a Top Producer in the Luxury Real Estate market in Miami, Florida, where he has set numerous record sales. Notably, he was named Rookie of the Year during his first year at The Grand Lion Real Estate Group. Known for his perfection-driven approach, Sebastian has built a trusted name in Luxury Real Estate by providing personalized, concierge-style services to High-Net-Worth clients worldwide.
In 2023 alone, Sebastian’s business generated over $1 billion in deals, including Luxury Real Estate and Real Estate Development transactions. His success reflects his core values, unwavering work ethic, and deep understanding of the market, all while consistently prioritizing the best interests of his clients.
Lino is a seasoned Real Estate Professional with over 30 years of experience in various roles. He is the founding Principal of Structured Capital, a Real Estate Capital and Investment firm. Mr. DiLascio has held senior positions, including Head of Acquisitions for real estate investment firms and leading asset re-positioning efforts for banks.
With a proven track record, Mr. DiLascio has successfully turned around approximately two million square feet of commercial properties across the tri-state area, repositioned shopping centers, and developed retail NNN leases nationwide. He has also provided due diligence and pricing evaluation for over $2 billion in commercial real estate collateralized loan sales.
In addition to his extensive expertise in finance and analysis, Mr. DiLascio has facilitated financing for more than $3 billion in real estate transactions across multiple asset categories. He is a licensed New York State real estate broker and holds a BBA in Accounting from Iona College.
With over 15 years of experience in the New York City luxury real estate market, Aurin has held key leadership roles in leasing, sales and marketing, construction, market research, and acquisitions at prominent real estate organizations. Most recently, she has leveraged her expertise at the New York-based developer, SJP Properties, where she continues to make significant contributions to the industry.
Todd is the Managing Director of the Carlton Hospitality Group, where he focuses on originating, structuring, and placing equity and debt capital, as well as providing advisory services for hospitality transactions. With over 20 years of experience in investment banking and capital markets, Todd has worked with real estate, hospitality, and leisure owner-developers and operators, structuring, marketing, and advising on over $25 billion in acquisitions, senior and mezzanine debt, and both preferred and common equity for cash flow and development projects.
Todd also brings unique expertise in timeshare-related transactions and financings. Throughout his career, he has worked with leading firms such as Imperial Capital, Barclays Capital, Credit Suisse, and The Prudential Realty Group. Todd holds a Bachelor of Science in Economics and Mathematics from The Ohio State University and an MBA in Finance and Strategy from Yale University.
Thibault is a distinguished figure in the real estate industry, combining extensive expertise in finance and hedge fund management with a solid academic background, including a Master’s in BIM Management and an International MBA. His career reflects a strategic balance of academic excellence and practical experience, with each milestone shaping his comprehensive understanding of the real estate sector. Thibault’s expertise spans from mastering underwriting analysis to leading seamless real estate management, skillfully navigating complex challenges through years of involvement in high-profile projects.
Over the course of his impressive career, Thibault has spearheaded pioneering initiatives that have reshaped the industry. One standout project, the CIO-UNILAB at CHU de Liège, showcases his strategic foresight, where he managed multi-million-euro budgets and ensured optimal delivery for his client. Eva is responsible for the origination and placement of structured debt and equity financing. She started her career in 2013 when she joined Brokers International Group, Inc. as a real estate agent. Brokers International Group, Inc. is a renowned real estate firm in Miami, Florida. After working for four years at this firm, Garzon left to start her entrepreneurial journey.
In 2017, Garzon founded The Grand Lion Real Estate Group with the aim to offer a unique way of experiencing the Real Estate transaction. The Grand Lion Real Estate Group is a boutique brokerage company with leading sales in Brickell, Downtown Miami. Her firm offers a vast range of services such as Real Estate consulting, Sales and marketing, Property management, Commercial Real Estate, Real Estate investments, Residential Real Estate, Short Sales, Residential Rentals, Mortgage services, Retail, Title services, New development marketing, and Relocation.
Apart from that, Garzon also specializes in marketing and sales, skills she acquired during her internship with L’Oreal.
Jeff is a Managing Director at The Carlton Group with over 40 years of experience as an owner-developer and manager of multi-family and commercial properties across New England, New York City, and Southern Florida. Throughout his career, he has owned and partnered in over 4,500 rental and condominium apartments, including the development of 1,500 units from the ground up. Jeff has successfully arranged acquisition, construction, conversion, lines of credit, and permanent financing for properties totaling more than $5 billion. His equity partners in development projects have included Chevron, Dean Witter, and California Edison.
Beyond his professional achievements, Jeff is actively engaged in community and philanthropic efforts. He has served as an Associate Trustee for the University of Pennsylvania, is a member of The President’s Club at Brandeis University, and belongs to the Prime Minister’s Club for the State of Israel Bonds. Jeff graduated with a Bachelor of Science in Economics from the Wharton School at the University of Pennsylvania.
Ron Pinto – Managing Director
Mr. Pinto is a seasoned entrepreneur with over 30 years of experience, including significant personal investments in Section 8 and multi-family developments. He has a strong background in both development and finance. As a Managing Director at Nomura Securities, Mr. Pinto played a pivotal role in placing multi-billion-dollar CMBS and RMBS securities with major institutional investors, including hedge funds, real estate finance funds, insurance companies, and mutual funds.
Prior to his work at Nomura, Mr. Pinto spent over a decade at a leading wireless communications company, where he led the company’s real estate expansion across the United States. At The Carlton Group, he is responsible for originating and placing structured debt and equity financing.
Mr. Pinto holds a Bachelor of Arts in International Relations and Affairs from The George Washington University.
Ariel Rodriguez – Managing Director
With a degree in Hospitality Management from PUCMM in Santo Domingo, Ariel brings an international perspective to The Carlton Group, leveraging his fluency in Spanish, Portuguese, English, and French. Specializing in hospitality and residential real estate, Ariel’s extensive network of investors and industry connections significantly enhances Carlton’s deal sourcing capabilities.
Ariel’s expertise in hospitality was honed in his native Dominican Republic, where he played a key role in strengthening and expanding relationships between international investors and hotel projects. After relocating to New York City over ten years ago, he continued to grow his network and build strong relationships with a wide range of investors. Ariel’s ability to quickly connect with the right people, identify deal potential, and understand the needs of all stakeholders adds immense value to the Carlton team.
Ryan Miller serves as a Director at the New York Headquarters and the Miami office of The Carlton Group, where he leads the firm’s underwriting team. With over eight years of industry experience, Miller has consistently delivered financial, strategic, and operational solutions to clients. Before joining Carlton, Miller worked at FTI Consulting’s Corporate Finance & Restructuring group, where he was part of the firm’s Real Estate Restructuring sub-practice and its Hospitality, Gaming, and Leisure vertical.
Throughout his career, Miller has advised clients across various property types, including land and resort development, hotel and leisure, gaming, multi-family housing, condo development, and retail/mall portfolios. He has successfully raised rescue capital, guided clients through bankruptcies, and conducted detailed business plan analyses, financial projections, and transaction proposals, representing both debtors and creditors. Miller also has experience providing litigation support services, including expert witness testimony and damage calculations.
Miller earned his B.S. from Vanderbilt University.
Giuseppe Riggi – Director
Giuseppe is responsible for the origination and placement of structured debt and equity financing, working closely with the European and Italian business divisions to originate large, structured real estate-related transactions. Prior to joining Carlton, Giuseppe spent four years at PGIM Investments as a Regional Sales Executive on the asset management distribution team.
He has also held significant advisory roles at AXA and SunTrust, where his responsibilities included financial planning, asset allocation model development, and portfolio management of investments. Giuseppe holds a bachelor’s degree in finance from Dowling College and maintains dual citizenship in the U.S. and Italy.
Christopher is responsible for assisting in the origination and placement of structured debt and equity financing. He plays a key role in supporting the team in structuring and securing financing for various real estate transactions.
Erick is responsible for assisting in the origination and placement of structured debt and equity financing. He is originally from Latin American and has vast connections to the Latin American real estate markets.
