The Carlton Group is the exclusive advisor to the sponsors of 430 W 37th Street, an approved $178 million, 134-unit condominium development located in the Hudson Yards sub-market of NYC (“Project”). The Project will be a block-through development on the west side of Dyer Ave. stretching from 36th to 37th Streets.

We are seeking approximately $40 million of JV Equity to co-invest with the Sponsor.

 

 

 

 

 

 

 

Project Highlights:

  • Projected returns are approximately 24% IRR and 2.2X equity multiple.
  • The Project is situated in the Hudson Yards Special Purpose District, the most desirable office and residential market in Manhattan.
  • The Project will consist of 134 condo units totaling 180,000 sq. ft., 21,000 sq. ft.  of retail and 1,300 sq. ft. of community facility space.
  • Experienced sponsor with over 20 years and 5 million sq. ft. of experience developing mixed-use, residential, and commercial projects in NYC.
