- Sponsor currently has a seed investment UNDER CONTRACT which requires $3 million of JV Equity.
- Sponsor currently owns 12 properties in the Bronx and has sold 11 properties with an average IRR of more than 25% per investment.
- Average equity investment per deal ranges from $2 – 5 million.
- Historically, all the acquisitions were made off-market, directly from sellers and were not marketed.
- These smaller properties are clearly below the radar of institutional players, thus the returns are greater per investment than larger acquisitions, especially for anything located in New York City.
- Sponsor has a robust pipeline and can invest $50 million of equity within the first 12 months.
