Kal Osman, Director of Carlton’s MENA Team and with Andrew Karaan, will be in London this Sunday, Monday and Tuesday attending the Qatar – UK Business and Investment Forum  meeting with international investors who are anxious to invest in Manhattan and the United States.

–         36% IRR, 3.3x Multiple on New York Entertainment, Retail and Operating Business – You will be partnering with some of the top real estate professionals in Manhattan on this highly profitable entertainment and retail special purpose project.  You will be investing on an unpromoted and pari-passu basis and our client will have a remaining equity investment at least 3x your investment, providing for a true alignment of interest.  This project has fabulous retail, F&B, parking and a truly unique operating business component which will provide worldwide notoriety and branding opportunities.  This project is fully financed, under construction and will be in operation in less than 18 months which supercharges your returns.

–          20% IRR, $20 Million Preferred Equity on Brooklyn Heights Condo Investment – Carlton represents the developer of a 400k sf condominium and retail project in the heart of Brooklyn Heights, one of NYC’s most vibrant neighborhoods.  The project is as of right, has no environmental or possession issues, and work has already begun on the site.

–          13% Current Cash-On-Cash Return On 8.4 Million SF Heavily Cash Flowing U.S. Class A Office Portfolio –This is a phenomenal project with a highly successful property owner who is seeking a JV equity partner to recapitalize a heavily cash flowing suburban office portfolio located in prime locations throughout the United States. The portfolio is comprised of 8.4 million square feet of Class A cash flowing multi-tenant office properties with a Year 1 proforma NOI of approximately $90 million. The portfolio also possesses significant upside as below market rents roll to market levels.
