We represent a one-billion dollar overseas bank investor, who is aggressively looking to put out money in the U.S. Their cost of funds is 2% so they have very modest yield requirements relative to the typical U.S. opportunity fund and private equity capital sources.
They will also partner with you on acquisitions and invest up to 95% of the capital. They are very interested in working with borrowers who need capital to fund lender buybacks.
Alternatively, they will provide loans up to 80% LTC at a 7%-8% all-in return to them depending on the particular transaction.
This is a very unique and nimble capital source that is anxious to make an impact in the Manhattan market place (along with other major markets).
