What an equity recapitalization does

Restructuring the ownership of an asset that already exists — bringing in new equity to retire old positions, fund a business plan, or take a partner out cleanly.

Recapitalizations are partner problems as much as capital problems. Someone needs liquidity, someone wants to stay in, and the existing documents rarely contemplate either. The work is finding capital that will accept the asset as it is, then engineering an exit the outgoing partner will actually sign.

Carlton has placed more than $200 billion of equity and debt since 1991, across six continents and every major asset class. The Brooklyn Tower is one of the firm's landmark transactions — see the full record of closed transactions for the complete list.
