We are the exclusive advisor to an institutional vertically integrated investment manager who has engaged us to recapitalize this heavily cash flowing office portfolio which enjoys approximately $90 million of in-place NOI.

The portfolio consists of 32 Class A office assets in great U.S. markets and have excellent remaining lease terms which will provide you with huge reoccurring sustainable net income. We have also secured an excellent $1 billion low rate senior financing from a major U.S. financial institution.  The proposed equity investment amount is approximately $50 – 100 million per investor.

        Average current cash return of 14%. 

        24% IRR and 2.5x equity multiple. 

        Sponsor will also be reinvesting significant cash into this investment confirming their conviction of this portfolio’s forward growth. 

This investment also benefits from the following: 

       34 Class A office properties located in major U.S. cities like Philadelphia, Dallas, San Antonio, Atlanta, San Diego and Nashville. 

        On average the rents for the in-place leases are below the market rents so there will be a significant increase as these tenants are renewed. 

     Diversified rental stream from 750 tenants which provides you with excellent risk diversification, geographic diversity, and a consistent occurring NOI stream of $90 million which is expected to increase. 

        The portfolio is being offered at an attractive $152 psf. 

    Demonstrating its exemplary capabilities, the Sponsor has executed over 3 million square feet of new leases and renewal amendments within the Portfolio since July 2014. 

     The sponsor to express its conviction in the assets is willing to maintain a significant equity stake in the portfolio prospectively which will give you and them a true alignment of interest. 

The Sponsor employs over 200 professionals and is a best in class manager with excellent management systems which will insure high levels of distributable cash flow for many years to come.
