Howard L. Michaels is the owner, chairman and founder of the Carlton Group. Since 1990, Michaels has been instrumental in the marketing, sale and financing of over $125 billion of commercial and residential assets through the Carlton Group and its related entities. Michaels built Carlton Group by capitalizing on emerging trends in the real estate market, and the company continues that tradition to this day – tapping into new sources of equity like crowdfunding, international financing, and sovereign capital. Michaels personally directs Carlton Group’s debt and equity placement activities and investment sales business. Michaels personally directs Carlton Group’s debt and equity placement activities. Michaels has a reputation as one of the nation’s foremost dealmakers, and has arranged capital for such notable transactions as The General Motors Building, Four Seasons in Milan, Italy, a billion dollar development with Starwood and the Witkoff Group at 701 7th Avenue, the billion dollar sale of the retail condominium to Carlyle at the low point of the market at 2% cap rate at 666 Fifth Avenue, Manhattan House, Trump SoHo and the Starrett-Lehigh Building in New York, Bank of America Tower in San Francisco, Sears Tower in Chicago as well as numerous European transactions. He is a graduate of American University with a BS in business administration.
Michael Campbell brings 20 years of commercial real estate experience to the Carlton Group. Since 1998, he has been integrally involved in the structuring and procuring of equity and debt capital for over $75 billion of real estate projects around the world. Prior to joining Carlton, Michael spent five years at various Prudential real estate groups including PRG, PCG and PMCC. He has extensive experience in all facets of real estate investments including: complex equity and debt capital structuring, business origination & development, loan/REO auctions and underwriting for all property classes. Michael has a degree in financial engineering from James Madison University and a master’s in real estate finance and investments from New York University.
Mr. Weiss currently serves as Managing Director for the Carlton Group and Carlton Crowdfund, he participates in the origination and placement of real estate transactions for the firm. While focusing on real estate advisory for the last 7 years at a previous firm, Steven participated in debt and equity transactions totaling over $1 billion. Steven previously served as CTO for the Carlton Group from 2005 until 2009. Steven obtained a Bachelor of Science in Business Administration with a concentration in Financial Management from the University of Delaware.
Daniel Bildner is a Managing Director and serves as general counsel for Carlton Group Ltd., Carlton Strategic Ventures LLC and their related companies. He has over 17 years of experience in real estate. Bildner is involved in many aspects of Carlton Group’s operations, including – advisory, consulting, principal transaction and workout and restructuring businesses, business and legal negotiation of term sheets and commitments with mortgage and mezzanine debt and preferred and joint venture equity capital partners for Carlton clients and Carlton principal investments. Additionally, Bildner seeks institutional and non-institutional sources of capital for debt, equity and sales advisory engagements. Prior to Carlton, Bildner was vice president and general counsel of Armstrong Capital Management LLC. Preceding his position at Armstrong, Bildner was a partner at the international law firm of Greenberg Traurig, LLP, where he practiced in the real estate department for twelve years, handling numerous complex acquisition, financing, dispositions, construction and joint venture matters. A significant portion of Bildner’s practice was devoted to representing investment funds and their related ventures. In the four years preceding his tenure at Greenberg Traurig, he was an associate practicing civil and real estate related litigation at the law firms of Wilson Elser Moskowitz Edelman & Dicker LLP and Klein & Solomon LLP. Bildner received his bachelor of arts from Emory University in 1989, and graduated, cum laude, from the State University of New York at Buffalo Law School in 1992.
Mr. Rosner is responsible for the origination and placement of structured debt and equity financing and is also responsible for Carlton’s capital raising activities in Israel. Previously, Mr. Rosner served as Chief Financial Officer at Carlton. Mr. Rosner is an acknowledged capital markets expert and has been involved in over $5 billion of principal and advisory transactions. Mr. Rosner lived in Israel for 5 years, speaks Hebrew fluently and has established relationships with Israel’s largest insurance companies, pension funds, and ultra-high net worth investors. Mr. Rosner previously worked for Cushman and Wakefield, where he provided highly structured financial and analytical advice on large and complex transactions. Before that, Mr. Rosner worked at Ernst & Young and Arthur Andersen. Mr. Rosner received his MBA in Finance from the Stern School of Business at New York University and his BS in Accounting from Yeshiva University. Mr. Rosner is a licensed CPA and Real Estate Salesperson.
Jeff Kosow is a Director at Carlton Group and has more than 35 years of experience as an owner, developer, and manager of multi-family and commercial properties throughout New England, New York City, and Southern Florida. During that time, he has owned and partnered in more than 4,500 rental and condominium apartments, 1,500 of which have been developed from the ground up. Kosow has arranged acquisition, construction, conversion, lines of credit and permanent financing for more than $1b worth of properties. Kosow’s equity partners in development projects have included Chevron, Dean Witter, and California Edison. Kosow’s community and philanthropic activities have included being an Associate Trustee for the University of Pennsylvania, a member of The President’s Club at Brandeis University, and a member of the Prime Minister’s Club for the State of Israel Bonds. He is a graduate of the Wharton School at the University of Pennsylvania, and holds a bachelor of science degree in economics.
Paul Wolfson is a director at Carlton Group and is responsible for the origination and placement of structured debt and equity financing. He has over 20 years of commercial real estate experience, most recently as COO of Chesterfield Faring Ltd., a boutique investment bank. Wolfson also served as VP at Argent Ventures, a private real estate investment company, where he oversaw acquisitions and asset management of a portfolio which included Grand Central Terminal and its 1.2M sq. ft. of air rights, the Omni Mall and Hotel redevelopment in Miami and over 700 sponsor condo/co-op units in NYC. He was also VP of acquisitions and asset management at American Real Estate Holdings, LP, a publicly-traded Master Limited Partnership controlled by Carl Icahn where he was responsible for a portfolio of 3M sq. ft. of retail, office, industrial, hotel, land and casino assets. Wolfson holds a bachelor’s degree from Fordham University.
Steven Fenster is a Managing Director of Carlton Advisory Services, Inc. and Carlton Strategic Ventures. His responsibilities at Carlton include debt and equity placement and investment sales. He has over 25 years of combined real estate and investment finance experience. Fenster has worked for both syndication firms and investments banks to raise capital for projects across the United States. He specializes in obtaining equity for acquisitions, recapitalizations and development projects. He has extensive experience with office buildings, multifamily rentals, hotels, ground up developments, condominium conversions and mixed-use projects. Prior to joining Carlton, Fenster held significant advisory positions at UBS, Oppenheimer and Lehman Brothers. His responsibilities included financial planning, asset allocation analysis, and portfolio management of investments totaling over $100 million. Fenster also served as the senior vice president of a major New York syndicator, where he was involved in the structure and marketing of numerous real estate investment partnerships with equity capital totaling over $500 million. Steve holds a bachelor of arts from American University and an MBA in accounting from the Hofstra University School of Business. He resides in Briarcliff Manor, New York with his wife and two sons, where he is an active member of his community. He is a licensed real estate salesperson in the state of New York.
Brendan P. Sullivan serves as Managing Director of Carlton Hospitality Group and has executed hospitality-related principal and advisory transactions with a market value in excess of $5 billion. Prior to joining Carlton, Sullivan was president of Stephen W. Brener Associates/InterBank Brener Hospitality, where he was responsible for the company’s three primary business lines: Investment Banking and Principal Activities; Advisory and Brokerage Services; and Strategic Relationships. His major clients included Marriott International/Host Marriott, Ladbroke (Hilton), FelCor Lodging Trust, Thayer Lodging Group and the Port Authority of NY and NJ, among others.
Todd serves as Managing Director of the Carlton Hospitality Group focusing on originating, structuring and placing of equity and debt capital and advisory for hospitality transactions. Todd has over 20 years of investment banking and capital markets experience for real estate, hospitality and leisure owners and developer / operators, having structured, marketed and advised on over $25 billion of acquisitions, senior / mezzanine debt, preferred / common equity for cash flow and development projects during his career. Todd also has unique expertise in timeshare related transactions and financings. Todd previously worked for Imperial Capital, Barclays Capital, Credit Suisse and The Prudential Realty Group. Todd received a bachelor of science in economics and mathematics from The Ohio State University and his MBA in finance and strategy from Yale University.
Stephen Scorgie is managing director and head of Carlton Group’s Florida office. He has over 17 years of experience securing billions of dollars of debt and equity financing for various types of real estate. Scorgie’s experience also includes buying and trading loans and REO as a principal and selling loans as a financial advisor to large financial institutions. He has been with Carlton for 11 years. Prior to working at Carlton, Scorgie was a director at Ocwen Financial, during which time Ocwen was recognized as the largest buyer of distressed commercial and residential loans in the market. Scorgie started Ocwen’s small commercial distressed loan division before becoming the head of business development. He has a bachelor’s degree from the University of Virginia and a master’s of business administration from the University of Virginia’s Darden School of Business.
Javier Beltran is a Managing Director for Carlton Group Spain. He works closely with Carlton Group’s principals to facilitate deals in Western Europe, including – equity and debt financing, restructuring and sale transactions. Beltran has worked on numerous significant Iberian corporate finance and capital markets transactions for real estate, construction, retail, telecom, financial institutions and other sectors. Beltran also specializes in private equity and private financing transactions. He has worked for several major financial firms and previously served as managing director of investment banking at Unicredit. Beltran completed a General Management Program at IESE and holds a Bachelor’s Degree in Finance and Business Administration from CUNEF.
Anthony F. Marando is a Managing Director in Carlton’s Equity/Debt Advisory and Strategic Ventures Departments, responsible for the origination and placement of large corporate and real estate related structured transactions and funds. Marando is a 30 year veteran of the commercial real estate market. Prior to joining Carlton Group, he personally originated and placed over $1 billion of commercial real estate and corporate transactions throughout his career. He has also been a Licensed NYS Real Estate Broker since 1983. Marando has been happily married for over 21 years and is a proud father of 3 children. He is also an active member in his local residential community. Marando holds a bachelor’s degree in economics from Fordham University and currently maintains Dual Citizenship in the U.S. and Italy.
